Our auction guidance
We recommend auctions for properties requiring a quick, transparent sale, or for those with unique characteristics (e.g., land, properties needing full renovation, or non-standard construction). The legally binding exchange of contracts on the day of sale provides certainty.
Always carry out all necessary pre-purchase due diligence, including solicitor checks on the legal pack, prior to bidding. Set a maximum limit and stick to it. Remember, if you are the successful bidder, you are legally committed to the purchase and must pay a deposit on the day.
Familiarise yourself with 'Conditional' (a fixed period is allowed for exchange of contracts) vs. 'Unconditional' (exchange of contracts happens immediately on the fall of the hammer) auction methods.
For sellers, ensure your legal pack is complete and available well in advance. For buyers, arrange your finance and deposit funds before the auction day.
